<p> The best thing about remodeling ideas is that they are flexible. Once you are halfway through your project you may find yourself going in a different direction, and that is perfectly fine. The Victorian era began in England, it is more often than not attached to the reign of Queen Victoria, and meaning why the label Victorian is placed on this particular model, the original era was from 1837 to 1901. <p>After you&#8217;ve made the decision to sell your home, the longer it remains unsold on the market, the more it costs you. Many home sellers feel it&#8217;s very important to receive close to their full asking price. But they overlook the additional months of carrying costs, such as mortgage interest, property taxes and maintenance. I&#8217;ve seen homes remain unsold on the market for years! Obviously, those home sellers are not highly motivated to sell. If they&#8217;ve already moved to their new home, maintaining a vacant, overpriced house can be very expensive, usually costing $1,000 or more each month the home remains unsold.</p>
<p><b>2. Get your home into near-model home condition</b></p>
<p>Most home buyers today want to purchase a home which is in basically good condition and does not need major fix-up work. This is called a &#8220;red ribbon deal&#8221; home because it&#8217;s like a gift wrapped with red ribbon.</p>
<p>There are few buyers for fixer-upper houses&#8211;and they want bargain prices to compensate for the necessary work. The goal of home sellers who want to sell fast for top dollar must be to get the home into near-model home condition. However, spending major money is not required. Most homes just need basic, inexpensive work to get the residence into very good condition where all the buyer must do is turn the key in the door and move in.</p>
<p><b>3. The reason most homes don&#8217;t sell&#8211;they are overpriced!</b></p>
<p>Many home sellers want to set their asking prices above what their realty agent recommends. These sellers often hope an out-of-town buyer will overpay for their home. That rarely happens! There are several reasons, such as buyer&#8217;s agents who look out for their buyers, competitive listings which are realistically priced close to market value, and lender&#8217;s appraisals which reflect market value. Buyers quickly become experts on home values after they&#8217;ve inspected a dozen or more similar homes in the vicinity. They rarely overpay. Most homes have a &#8220;range of values.&#8221; Many factors influence this range of values&#8211;such as local economic conditions, the home&#8217;s location, supply of similar homes in the same price range listed for sale, number of buyers currently in the marketplace, the physical condition of the home, the skill of your realty agent to properly market the home to as many prospective buyers as possible, the financing available, quality of the local school district (the best schools create home buyer demand), and the desirability of your home compared to other nearby homes now available for sale.</p>
<p><b>4. Be flexible&#8211;don&#8217;t get greedy</b></p>
<p>If you&#8217;re just testing the market and will sell your home only if you get your inflated asking price, then you&#8217;re not a serious motivated seller. However, if you are motivated to sell, the best attitude is to be flexible, don&#8217;t get greedy and don&#8217;t insist on receiving the last dollar of profit. Instead, consider all purchase offers which are presented. No matter how low and insulting the purchase offer might be, make a counteroffer! After several days or even weeks of counteroffer negotiation back and forth, home sales often result. But sellers who are inflexible and don&#8217;t make counteroffers have only themselves to blame when their home doesn&#8217;t sell because they are inflexible and greedy.</p>
<p><b>5. Get out of the house!</b></p>
<p>Finally, if you listed your home for sale with a professional realty agent, let that person (or a buyer&#8217;s agent) do their job. Whenever you know an agent is bringing a prospective buyer to inspect your home, even on short notice, get out of the house! There&#8217;s a very good reason you don&#8217;t want to meet the prospective buyer.</p>
<p>Experienced realty agents will tell you that until a buyer criticizes a residence, he or she is not a serious buyer. If the seller is hovering nearby, the prospect usually will not criticize your home. Instead, he or she will look at it and leave without making a commitment to that possible future residence. Also, the buyer&#8217;s agent won&#8217;t comment about the pros and cons of the house if the seller is within hearing range. Even if you just walk around the block 10 times while a buyer inspects your home, get out! Also, get your pets out&#8211;there is nothing worse than an offensive pet (or pet smell) to chill prospective home buyers from quickly buying your home for top dollar.</p>

<p>Clear Your Area of Debris</p>
<p>For one, you don&#8217;t need to be an expert on termite to be able to keep your area clean and free from debris. Debris made of cardboard, wood, paper or any other wood based items should not be stored underneath or near your house. Wooden ladders and wood piles should also not touch the sides of your house. These items may absorb or collect moisture and come into contact with other parts of your house. These wood based products are ideal initial food sources for termites from which the insects may eventually move on to your property.</p>
<p>Check Wooden Parts</p>

<p>Keep Plants and Trees Away</p>
<p>Termite protection plan should not only be limited to the house but to shrubberies and to the garden as well. Plants and trees may offer both moisture and food to termites. If you should have plants around your house, then make sure that they are located at a distance from your house and that no branches touch the wooden areas of your house.</p>
<p>Choose Treated Wood</p>
<p>Use treated wood for the wooden parts of your home in order prevent termite infestation. Borate treated wood for example can help keep termites from eating up the wood.</p>
<p>Have Inspections</p>
<p>To make sure that your termite protection methods are effective, have experts regularly check your property for any infestation. Remember that even if you have been very cautious, termites are particularly stubborn and they may still get around your do it yourself termite protection methods. <p>A backpack blower with a higher than 40cc capacity engine, is best with a power to blow of 400 cfm (cubic feet per minute) and a volume of 190 mph.  These blowers are ideal if you live in a relatively quiet neighborhood, because they are designed to control the volume of noise.  Harnesses and comfort will vary from model to model.</p>
<p>A performance backpack blower will have a blowing capacity of more than 450 cfm and volume of 195 mph.  They are aptly named for their performance.  This type of model is quite a bit nosier than other models, but they are faster, more fuel effective and have a faster throttle time.  Many professionals prefer this type of model, which also has additional accessories available.</p>

These models are better suited for commercial lawn care purposes.</p>

They are an integral part of your garden&#8217;s look and feel.  Functionally, walkways offer a path through your garden that allow people to traverse them without disturbing the plants, grass, and other things you&#8217;ve set out for them to enjoy.  It doesn&#8217;t take long for the places where people often tread to start to look trampled and faded if there are no walkways to protect it.</p>
<p>The beauty of walkways comes from the aesthetic mix of both the materials used and the shapes they and the walkway&#8217;s path take.  Just as color can make them match or clash with the overall ambiance of your garden, their shape can either cut through the design or flow with it beautifully.</p>
<p>There are a variety of materials to make walkways from, each with its own design elements and functional properties.  Interlocking concrete blocks and cobble-stone style bricks are the most popular choices.  A bed of either heavy sand or small-pebbled gravel is usually laid and then the interlocking bricks are hammered into place using a wooden or rubber mallet.  Bricks are laid in a similar fashion, being pressed together and tamped into place to firmly set them.  This &#8220;floating&#8221; foundation allows the ground to heave with frost or moisture without dislocating the pathway.</p>
<p>Walkways are so integral to the design of a well-made garden than they are usually planned right from the beginning sketches and drawings before work even begins.  Elements like bordering flowerbeds, concrete or rock edges, or bark strips are common walkway enhancers, defining the path&#8217;s edges for the eye.  </p>
<p>Well-made walkways will have a slope or &#8220;crown&#8221; to them (a hump in the middle) that allows water to drain off so that it does not puddle on the walkway.  This makes the walkway safer to traverse, cleaner, and keeps puddles from forming for mosquitoes to congregate in.  The bricks and stones used are usually well-textured so that they have a good frictional quality to give a good grip when walking on them, minimizing slipping and dangerous falls.  </p>
<p>Other common elements that are included in walkways are casual seating areas (benches, platforms, etc.), handrails for bridges or raised areas, or lighting elements for nighttime ambiance, and perhaps a great pool background to enhance the whole area.  Other additions such as bird baths, feeders, squirrel hutches, pet-friendly plants, and other additions can make lively animals move in and around the walkway to give great entertainment and life to the <a href="http://www.plant-care.com/1545-pool-landscaping.html">gardens around the walkway</a>.</p>

<p>Commercial real estate includes many various forms of properties. Most folks associate commercial realty with only office buildings, parks or manufacturers/ industrialized units. But commercial real property profits can be real huge (in fact, much bigger than you would anticipate by residential real estate of the same proportion). You could take up commercial real estate for either reselling after appreciation or for letting out to, say retailers.</p>

<p>Mealybugs and scale insects can be two of the most aggressive bugs to attack cacti and succulents.  New seedling plants are also subject to damage, but the main pest of these plants is when they are over watered by their owners.  There are many varieties, more than a thousand to choose from, and we are going to list a few of the more popular ones.  For many reasons, these types have proven to be great houseplants.</p>
<p>A Christmas Cactus, which also goes by the name zygocactus truncatus, is admired for its mid-winter flowers.  It grows in a cluster of leaf-life joints extending from a single base.  The flowers run up to 3 inches long, are deep red in color and will bloom from October to January.  This particular cactus is aided by being placed outside during the summer months.  It should be only be watered sparsely once it is brought back inside.  This is only necessary until it shows signs of blooming again, then watering should be increased.  It should be planted in loose soil, and it does not need sand, unlike other varieties of cacti.  It tends to be droopy and would be best planted in a hanging basket.</p>
<p>The Peanut Cactus is another popular cactus of the succulent family.  It is very different from its cousin the Christmas Cactus.  It is a lower growing plant it seldom grows over 3 inches tall.  It is made up of clusters of joints that are covered by soft white spines.  It has large, funnel shaped flowers and it propagated by cutting the joints.</p>
<p>Another variety is the Night-Blooming Cereus, as the name implies, it flowers will only open at night.  There are many different varieties of the Night-Blooming Cactus. Some of which can grow to be very high in stature.  In the houseplant variety, it can grow to a height of 3 or 4 feet and it blooms large white colored flowers.</p>
<p>The Orchid Cactus, is also in the same family as the Christmas Cactus.  But this cactus blooms in the spring and summer, as opposed to the winter time.  There are dozens of types of this cactus, all have exquisite blooms and can reach tremendous height and size.  Aloes are in the succulent family, they grow heavy lily-shaped leaves that sprout from a single base.  They can be either fully green or green with white and silver stripes and spots.</p>
<p>Aloes can often be mistaken for the Agave, the Century Plant.  They strongly resemble each other.  The Crown-Of-Thorns is known by the botanical name <a href="http://www.plant-care.com/yucca-plant.html">Euphorbia</a>.  It can be grown upright or trained to vine, it has a thick stem and succulent spiny leaves.  This plant needs more moisture and humidity than many other succulents or the yucca cane.  The Jade Plant, or Crassula, is another typical succulent plant, it has flat, round leaves that are bright green or can be variegated in color as well.  This plant is easy for a even a novice to grow, and will withstand almost anything except over watering.</p>

<p>If need to choose flooring materials, you can hardly go wrong with a hardwood floor. But how do you choose the best type for your home.</p>
<p>Did you know there are two types of hardwood flooring? Choosing between unfinished and pre-finished flooring can be a tough choice. Unfinished flooring used to be the most popular because it was cheaper. However, for that cost savings, you would still have to stain it and varnish it, both time-consuming ventures that added mess and a unique odor to your building project.</p>
<p>Pre-finished hardwood floors have thus become more popular. As it has become more popular, the price has come down considerably. It is still more expensive than unfinished flooring but not prohibitively so.</p>
<p>To choose between the two types consider your budget and how much time you have for staining and lacquering the wood and for airing out your work space. These are important to consider whether you are building a new home or re-flooring an existing one.</p>
<p>You must also decide which type of wood would be best for your home. Here are some popular varieties, from least to most expensive.</p>
<p>Ash is about the least expensive, costing as little as $3 per square foot, and comes in several varieties. You can often see the knots in the wood and thus it gives a very natural appearance.</p>
<p><a href="http://www.insidewoodworking.com/flooring/bamboo_flooring.html">Bamboo flooring</a>, while technically not wood, is very similar to wood. It has a yellow-brown color that is wonderfully neutral.  It retails for approximately $5 per square foot.</p>
<p>Red Oak is also very popular because it is very strong. There are a variety of widths and finishes available, all of which are very attractive.</p>
<p>Mahogany, that dark red-brown wood, is often thought of as a symbol of luxury. Actually, in terms of flooring, it is at about the middle of the price range. It adds and elegant touch to any room and can hold up to years of wear.</p>
<p>Brazilian Walnut is probably the most expensive hardwood flooring material, costing about $13 per square foot. It comes in a range of colors from light to dark, so you can easily match it to your dcor. It is a very hard surface which will hold up for decades with proper care.</p>
<p>Hardwood floors are a great asset to any home. No matter which type you choose, it is important to take care of it: Sweep and damp mop it regularly and avoid scraping heavy furniture or high heels over it and it should last for decades. As proof, go to an old farmhouse and see how their floors have held up. Newer floors will hold up even better because floor care technology has improved. There are many special sealants to help keep your floor looking like new.</p>
<p>When you are ready for new floors, be sure to consider hardwood varieties. One of them will surely work well in your home.</p>

<p>Most people who do not have horticultural qualifications would not be aware that there are indeed many hundreds of variations of the ficus species. One of the more commonly seen indoor plants these days is the &#8220;Ficus benjamina&#8221;. This is the variety that most people think about when they think &#8220;ficus&#8221;. It is an ornamental tree and is also known by its common name of &#8220;weeping fig tree&#8221;. It is a popular choice as a bonsai specimen.</p>
<p>Tree &#8220;Moods&#8221; The ficus tree is temperamental and can be &#8220;moody&#8221; depending upon its care regime. This change of mood can occur when it is given too little water, too much water, exposure to too much light, exposure to too little light or moving it a few inches away from a &#8220;preferred&#8221; spot. It will drop leaves when the smallest change is made to its environment. As such, the placement of the tree should be made very carefully - you won&#8217;t want to move it except in extreme situations - there is too much at stake!  </p>
<p>It&#8217;s All About The Water! Many ficus owners fall into the trap of over watering their plant; this will cause the leaves to change color. It is wise to check the moisture level of the soil around your ficus by sticking your finger into the soil. If there is evidence of moisture even a few inches below the surface, don&#8217;t give it any more! If, however, all you feel is dry soil, then it should be given a good soak. Avoid giving the plant extra water if the leaves have started to turn yellow; this indicates that the plant has already had enough water!</p>
<p>Most ficus thrive in humid conditoins. Your home is not necessarily going to be humid enough for the ficus, so you will have to &#8220;mist&#8217; the plant a number of times during the day to imitate the natural conditions of the plant. You could also give the plant humidity by using a humidity tray. This is simply a saucer from a pot that is filled with gravel or pebbles and which will collect any extra water; the extra water evaporates, creating the humid conditions needed by the ficus.</p>
<p>Steady Lights, Temps and Fertilizer  The ficus needs a bright source of light that has been filtered; it needs to avoid full sun exposure during the daylight hours. You should also avoid placing the ficus plant where it will be exposed to heating and air conditoning vents as this will prevent the plant from obtaining a constant temperature in its environment.</p>
<p>The application of fertilizer each month during the growing season is vital to the health of the plant. Don&#8217;t fertilize the plant during winter; as an alternative, use a slow release fertilizer during the growing season.  </p>
<p>Final Hints  To successfully raise a ficus tree, you need to have the patience of a saint and be serious about your gardening. This is especially true when you are keeping track of the watering regime during winter. If you are not confident enough to rely upon the &#8220;<a href="http://www.ficuscare.com">finger soil moisture</a>&#8221; test, invest in a meter that will indicate the moisture level in the soil. </p>
<p>Remember that there are many things that the temperamental ficus can be affected by that will result in leaf dropping. Keep a close eye on water levels and light levels and don&#8217;t forget to check drafts and humidity. The ficus is a fickle plant, so expect a &#8220;love-hate&#8221; relationship if you decide to have one!</p>
